thinking about splitting my house(blue area) and garages/yard,

selling the garages/yard as pictured, (the RED section).

has previous planning permission to knock down and rebuild a 4 bedroom detached home, expired a couple years ago, should be easy enough to get permission again, or use as a commercial site like it was many years ago?

with a large 4 x garage unit holds 4 x land rovers easily, and a triple garage, that is extra large inside with huge attic, a small workshop area at the back, a separate office and separate toilet space(not fitted out). There is electric to the garages but this will be disconnected prior to sale as its linked to the house, all garages are wired up with lights/sockets etc, was built like a house not like a garage so good walls etc. Easily off grid use with solar/battery etc though.

Water is not there but again could be added as its in the street and my house...

outside space can hold around 20 to 25 cars, plus 7 inside spaces... large twin metal gates and small pedestrian gate to the front of the yard.
